“How did he do that?” I said.

“To make a long story short,” Charles said, “he won two multi-million-dollar court settlements, which meant tax-free income. He used that tax-free income to purchase and renovate a huge apartment building in Boston, and when the renovations were complete and the building fully leased, he donated it to a charitable foundation and got a deduction for the full value.”

“Wow,” Jim said. “I can see why your guy was orgasmic. Tax-free income used to create a huge charitable deduction—it doesn’t get much better than that. I get a hard-on just thinking about the possibilities.”

Carl got a strange look on his face. He reached under the table in Jim’s direction, and Jim jerked and yelped. “Ouch.”

“He’s not kidding,” Carl said. “He’s aroused. Mike, can you and the boss take care of our breakfast? I’m going to take this guy to his office and screw his brains out while he’s in the mood.”
