“What’s this?” he said.

“The deed to a two-story duplex in San Marco,” she said. “It’s from your grandparents.”

“I didn’t know they owned any more property in Jacksonville.”

“They own more property in more places than you know about.”

“Why the secrecy?”

“Because they wanted to do something special for you and want to avoid any hard feelings among your cousins.”

“Some of them are nosy enough to snoop around public records,” he said. “I’ll bet my cousin Larry knows where every property they own is located and what it’s worth, right down to the penny.”

“That’s where I come in,” Mr. Foster said. “I set up holding companies and limited partnerships for your grandparents years ago. There’s no real estate anywhere in Florida in their names other than the condo in Sarasota. Most of the transfers took place so long ago they don’t even show up when you do a search of public records online.”
